WELCOME Primero Ranch Association is located in Las Animas County, Colorado. The Ranch consists of 77 parcels,18 of which have homes constructed on them. There are approximately 8 residential homes currently occupied full time.
The Ranch is governed by a set of covenants, which also include the building design guidelines. All structures within the Ranch are subject to these restrictive covenants and design guidelines and no structures may be erected without prior approval from the Board of Directors and the Las Animas County building department and the State Electrical and Plumbing Inspectors.
The County will not issue a building or septic permit without written approval from the Primero Ranch Board of Directors.
Hunting is permitted only to land owners and their guests, however, any guest must be accompanied by the land owner at all times while hunting. For safety, hunting is only permitted on vacant land and any lot upon which a structure is erected is out of bounds, except to the owner of that structure. Please ensure that you are familiar with the entire ranch so that you are aware of all structures and refrain from discharging any weapon in the direction of any structure.
The roads within Primero Ranch are the common property of the Association and the Association has the right and duty to maintain all roads in good repair. Currently, Colorado law dictates that the owner of the gas well permits within the Ranch, MUST take on the duty to maintain the roads and keep the roads passable during all weathers. They also have the responsibility to keep dust levels to a minimum. When the wells are abandoned the right to maintain the roads falls back upon the association. Regardless of this, during the winter months, Curtis Spacek has taken on the duty of plowing the roads when snow conditions warrant.
